How much will your lender offer you?

Use our online mortgage calculator to find out how much a bank or building society is likely to be prepared to lend you.

The amount that you are able borrow will usually depend on two things:

  • your annual disposable (joint) income; and
  • the amount that your chosen lender is prepared to lend in relation to that income.

In general most lenders will currently lend a maximum of 3.25 times the first income plus the second income (if any). As an alternative they will usually be prepared to add the two incomes together and multiply the combined figure by 2.5 times if this gives a higher figure than the first method.

Use the calculator below to work out how much you will be able to borrow. As indicated above, we have used multiples of the greater of 3.25 x main salary plus second salary or 2.5 x joint salary. However, particular lenders may offer more or less than the standard multiples. Consequently, the amount indicated should only be used as a guide.
